In simple terms, we take a lot of the time consuming market research off your desk and apply our experience and expertise to your needs, to come up with a cost effective solution, as follows:
- Work with you to refine and understand your needs.
- Actively search the market through our own database, national databases, and most importantly use our long-standing and substantial range of contacts to help identify opportunities.
- Provide you with costed details of available properties for discussion, to include our own initial comments, as many of the premises identified will already be known to us.
- Make initial inspections as required to establish suitability.
- Prepare shortlists for detailed inspections and undertake these with you.
- Liaise with space planners and fit out companies to see what needs to be done to make the property suitable for your use and help you assess the likely relocation costs.
- Advise on relevant aspects to include benefits and shortfalls of opportunities.
- Provide the required assistance to enable you to select a suitable property and then negotiate the best terms available on your behalf.
- Liaise as required with your solicitor and other parties involved in the transaction, both prior to and during the legal process, and then chase progress through to completion.
- Once the deal is done, we are also able to assist you as needed to get the property ready for your occupation, by acting as your representative in organising any approvals you may need and overseeing any works that may be required prior to occupation.
We charge for this service and will agree fees in advance once the extent of our involvement is established, but we believe strongly that our expertise and the time you save combine to represent excellent added value, so having us on your side throughout the process will benefit you more than trying to go it alone.
